A two-lot subdivision and detached dual occupancy at 8 Moorhen Street, Orange, has been approved with updated bushfire conditions after the Rural Fire Service certified a new map.
Orange City Council approved Development Application DA 146/2026(1) for the development on Lot 182 DP 1302416 under resolution 26/403. The updated Notice of Approval was tabled at the Planning & Development Policy Committee meeting on 4 August and approved without opposition.
Committee chair Cr M McDonell asked about the changed bushfire conditions. The Acting Manager Development Assessment said council staff were seeking a spot rezoning for certain areas of Shiralee and that the Rural Fire Service certified the new map after the agenda had been published.
Staff provided an updated Notice of Determination so the applicant would not have to apply for a modification. Cr D Mallard moved the approval and Cr S Peterson seconded it.
Cr T Greenhalgh declared a significant non-pecuniary interest because a relative of the applicant had been included on her election ticket. She left the meeting and did not participate in discussion or voting, returning after the application was approved.
The development must comply with the updated bushfire conditions and the other requirements in the Notice of Approval. The application’s approval supports additional housing at Moorhen Street while applying bushfire requirements based on the newly certified mapping.
The approval does not specify a construction timetable, bedroom numbers or the precise wording of the changed bushfire conditions.
