Oatley height variation backed as panel approves 30 Annette Street project
The Georges River panel backed a Clause 4.6 variation for 30 Annette Street and approved demolition, a new garage and office, and changes to the Oatley dual occupancy.
The Georges River Local Planning Panel has unanimously backed a variation to the building-height standard for 30 Annette Street, Oatley, and granted consent for a dual-occupancy project on the site.
Development Application DA2026/0204 covers demolition works, construction of a garage and office, and alterations and additions to the dual occupancy at Lot 1 in DP 1322410.
The panel supported the applicant’s request under Clause 4.6 of the Georges River Local Environmental Plan 2021 to vary the Height of Buildings standard in Clause 4.3. It found the request satisfied the standard’s objectives and that sufficient environmental planning grounds had been provided to justify departing from the control.
The panel also found the variation was in the public interest and that the proposal satisfied the objectives of the zone, with no adverse environmental impacts.
Development consent was granted subject to the conditions recommended in the report submitted to the panel’s 6 August meeting.
In its reasons, the panel said the proposed use was permissible in the zone. It also found the development would not result in unreasonable impacts on the natural or built environment or unreasonable amenity impacts on adjoining neighbours.
Applicant Jacob Ohlson addressed the panel before the unanimous vote. The panel inspected 30 Annette Street and the nearby locality before determining the application.
The approval does not specify the amount of the height variation or provide a construction timetable.
The Oatley matter was one of three site-specific applications determined by the panel on 6 August. It unanimously refused DA2026/0046 for alterations and additions to an existing mixed-use development at 2-2A Lancelot Street, Allawah, citing failures including affordable-housing requirements under the State Environmental Planning Policy (Housing) 2021.
The panel also unanimously approved DA2025/0589 for alterations and additions to a residential flat building at 1-7 Bowns Road, Kogarah. That approval included an additional condition requiring plans for services and fire-hydrant enclosure arrangements before a construction certificate is issued for works above ground-slab level.
