Lake Munmorah sites face recreation, conservation rezoning after 7-6 council vote
Central Coast Council has backed new RE2 and C2 zoning for 31 and 41 Kamilaroo Avenue, with the proposal now heading to the NSW planning minister for a Gateway Determination.
Two Lake Munmorah properties could receive new recreation and environmental-conservation zoning after Central Coast Council endorsed the proposal in a 7-6 vote.
The sites are 31 and 41 Kamilaroo Avenue, identified as Lots 417 and 416 in Deposited Plan 755266. The proposal would amend the Central Coast Local Environmental Plan 2022 to apply RE2 Private Recreation and C2 Environmental Conservation zoning.
It also proposes minimum lot sizes of 40 hectares for C2 Environmental Conservation land, and a mixture of four hectares and 4,000 square metres for RE2 Private Recreation land.
Mayor Lawrie McKinna and councillors Kyla Daniels, Doug Eaton OAM, Rachel Stanton, Jared Wright, John McNamara and Trent McWaide voted for the proposal.
Councillors Kyle MacGregor, Margot Castles, Helen Crowley, Sharon Walsh, Jane Smith and Corinne Lamont voted against it.
The vote advances the proposal but does not complete the rezoning process. Council will refer it to the Minister for Planning and Public Spaces, requesting a Gateway Determination under the Environmental Planning and Assessment Act 1979.
A Gateway Determination would set the next requirements for the planning proposal. Council has also endorsed preparation of a site-specific chapter for the Central Coast Development Control Plan 2022 and consultation with the community and public authorities in accordance with those requirements.
The proposed zoning and lot-size changes would establish a different planning framework for the two Kamilaroo Avenue properties. They could affect the land uses and development controls available at the sites.
The proposal is one of several planning matters considered by Central Coast Council at its 26 May meeting. Council also endorsed adding 8 Ranken’s Court, Wyong, to its Affordable Housing Land Proposal and requested a report on long-term leasing and other development models for the site.
The Kamilaroo Avenue planning proposal will now proceed to the Minister for Planning and Public Spaces for consideration of the Gateway stage.
