Burwood Place’s basement and parking redesign has cleared the Burwood Local Planning Panel, but the project at 42 - 60 Railway Parade and part Wynne Avenue still needs a final technical sign-off from council staff.

The panel supported a Section 4.55(1A) modification to DA.2021.44 for the mixed-use development, including the introduction of Basement Level B9, changes to parking allocation, staging amendments and associated basement works.

The application was referred to the panel under Burwood Council’s delegation framework after the Manager City Development said it was in the public interest for the independent panel to determine it, rather than a council officer.

But the panel did not finish the job itself. It delegated determination to the Manager Planning and Development so council technical staff could complete a review of the amended plans.

In its reasons, the panel said the modification was of minimal environmental impact and that the development, as modified, remained substantially the same as originally approved.

It also noted further minor amendments to structural walls and waste chute locations. Those details were flagged for review before formal determination.

The applicant told the panel the changes do not affect the elevations, any external part of the building or the public domain.

For Burwood residents and anyone tracking the Burwood station precinct, the basement and parking changes remain alive, with the remaining scrutiny focused on below-ground design and staging. The panel said the proposal would not cause material adverse impacts on built form, amenity, traffic or surrounding development, and that it remained consistent with the Burwood Local Environmental Plan and Development Control Plan.

The Burwood Place item was one of three planning matters considered by the panel that night, alongside approvals for works at 19 Lindsay Street and a seven-lot subdivision at 23 Weldon Street and 2 Wyatt Street.
