Burwood panel backs seven-lot Weldon Street subdivision, adds tree covenant
Burwood Local Planning Panel has approved a Torrens title subdivision at 23 Weldon Street and 2 Wyatt Street, and changed the tree condition so 28.4 per cent canopy cover must be secured by covenant.
A seven-lot subdivision at 23 Weldon Street and 2 Wyatt Street in Burwood has been approved, with the Burwood Local Planning Panel tightening the tree requirement so a covenant must be registered before any subdivision certificate is issued.
DA.2026.29 will convert two existing lots into seven Torrens title lots. The approval also covers driveway and crossover works, the removal of 16 trees and a stormwater easement over lots 1 and 4 to 6.
The panel amended Condition 44 so it now requires a positive covenant for each approved lot and compliance with Tree Planting Plan No. 301. The planting for each lot must be carried out before an occupation certificate is issued for the relevant lot.
The covenant is intended to achieve 28.4 per cent tree canopy cover across the site. The panel said the subdivision is consistent with the objectives of the R2 Low Density Residential zone and will facilitate orderly future residential development of the land.
It also said the lot sizes, access arrangements and conditions would not unreasonably affect adjoining properties. The panel said the proposal complies with relevant planning controls, including minimum lot size and subdivision provisions, and that internal referrals raised no objections, subject to conditions.
The decision was unanimous.
The Weldon Street approval was one of three planning matters before the panel on 1 July. It also approved alterations and additions at 19 Lindsay Street and supported a Section 4.55(1A) modification for Burwood Place at 42-60 Railway Parade and part Wynne Avenue, before delegating the final determination for that matter to the Manager Planning and Development.
For nearby residents, the subdivision will change the lot layout, access and tree planting obligations on the site. The stormwater easement and driveway works are also part of the approved plan.
