Wanneroo keeps Neerabup land work moving, with no new deal approved
The City will continue work on Neerabup’s strategic land opportunities, including a 41-lot subdivision, while future property sales or purchases must return to Ordinary Council.
The City of Wanneroo will keep working on strategic land opportunities in Neerabup, including a site approved for a 41-lot subdivision, but the Revenue Review Committee approved no new property sale or purchase.
The committee received an update on the City’s Strategic Land Policy implementation and requested Administration continue the actions identified in the report. Future proposed land disposals or acquisitions must return to an Ordinary Council meeting for consideration.
The report identified Lots 9100 and 9003 in the Neerabup Industrial Area as major opportunities for the City. Lot 9100 has a current approval for a 41-lot subdivision, and subdivisional works are continuing.
The site has also been the subject of a business plan advertised under section 3.59 of the Local Government Act 1995 (WA). Council approved proceeding with that business plan in February 2023.
Lot 9003 is subject to resource extraction, which also supports structure-plan site levels. It was described as a larger, longer-term development opportunity. No transaction, disposal or development timetable was authorised for the site by this item.
The policy was adopted by Council on 5 December 2017. Its current updated version was endorsed in May 2024.
The update also recorded land investment activity during the previous 12 months, including the City’s purchase of Lot 1, Shop 1, at Koondoola Plaza, 34 Koondoola Avenue, Koondoola. The 565-square-metre strata property was bought for $1.5 million and settlement took place on 14 July 2025.
The purchase was funded from the Strategic Property Reserve and was listed as a completed recent transaction, not as a new decision at the July committee meeting.
Administration will continue the actions identified in the Strategic Land Policy report. Any proposed future acquisition or disposal will need to be considered by Ordinary Council in a further report.
