Randwick planners have approved alterations and additions at 22 Figtree Avenue, including a new elevated roofed terrace at the rear of the ground floor level, after finding the work was modest, confined to the rear and compatible with the heritage significance of the property.

The Randwick Local Planning Panel granted consent for DA/356/2026 on 9 July 2026. The site is 22 Figtree Avenue, Randwick, and the proposal was assessed as affecting a dwelling that includes a heritage-listed item.

The panel said the works would not detract from the heritage significance of the listed item and would not alter the dwelling’s street presentation. It also found the proposal would not create unreasonable impacts on the streetscape or on neighbouring properties, including in relation to solar access, privacy, visual bulk and view sharing.

Heritage conditions were attached to the approval. The original brick corners of the building must be left intact, and the new brickwork must be separated from the old by an expansion joint.

New windows and doors must match the original timber material and colour. Amended plans, including an updated schedule of materials and finishes, must be submitted to council and approved by Council’s Manager Development Assessment before any construction certificate is issued.

The heritage amendments must be reflected in the final construction plans and any documentation lodged for the construction certificate.

The approval was one of several planning matters considered by the panel at the same meeting. A Maroubra application at 70 Marine Parade was deferred so the applicant can provide a Clause 4.6 justification and a view analysis, while other Kensington and Maroubra matters were also dealt with.

For Randwick, the ruling clears small-scale rear works at a heritage property while keeping the street-facing character intact.

The application was made under DA/356/2026 and was determined by the Randwick Local Planning Panel on 9 July 2026.
