Published 16 June 2026Meeting 10 June 2026

The City of Hobart Planning Authority Committee approved alterations and an extension at 53 Warwick Street, Hobart, on 10 June 2026. The council resolved to issue a permit with conditions after Councillor Posselt abstained on the motion, and the abstention was recorded as a vote in the negative.

The permit requires the use and development to be substantially in accordance with the approved documents and drawings for PLN-HOB-2026-0096, 53 Warwick St Hobart TAS 7000 Final Planning Documents. It is a discretionary planning permit issued under section 57 of the Land Use Planning and Approvals Act 1993.

The minutes also note advice that building approval may be required under the Building Act 2016 before work starts, and that plumbing approval may be required under the Building Act 2016, the Building Regulations 2016 and the National Construction Code. The permit paperwork also points applicants to Council information on fees and charges and before-you-dig checks.

The conditions attached to the permit include a construction waste management plan, an ongoing waste and recycling plan after construction, a construction traffic and parking management plan, and an erosion and sediment control plan. Those plans must be submitted and approved before work begins, or before any approval under the Building Act 2016, whichever happens first.

The permit also says any damage to council infrastructure caused by the work must be repaired and reinstated by the owner to the satisfaction of the council, or reimbursed at the council’s discretion. A photographic record of council infrastructure near the site must be provided before works start, including property service connection points, roads, buildings, stormwater, footpaths, driveway crossovers and nature strips, and any pre-existing damage.

For nearby residents, the approval points to construction activity at 53 Warwick Street and a change to the building’s form. The committee’s open meeting agenda also included a visitor accommodation scheme amendment, but the Warwick Street item was the site-specific decision for this address.

The meeting also recorded that no supplementary items were received and no conflicts of interest were indicated. Responses to questions without notice were adopted and noted, but the chair did not allow debate on them.

The practical next step is permit issue under the conditions adopted by the committee.
