Georges River panel approves Oatley shop-top housing with corrected levy
Georges River Local Planning Panel granted consent for 18 and 18A Letitia Street, Oatley, and amended the infrastructure contribution after officers said it had been incorrectly calculated.
Georges River Local Planning Panel has unanimously approved a mixed-use shop-top housing development at 18 and 18A Letitia Street, Oatley, at its 18 June 2026 meeting.
The panel granted development consent for alterations and additions to two buildings to create a single mixed-use development with shop-top housing. The consent was subject to the report conditions and an amended monetary contribution condition.
Minutes from the meeting say condition 18 had been incorrectly calculated and needed to be levied under the Georges River Local Infrastructure Contributions Plan 2021.
The Oatley project was one of three determinations made by the panel on the night. The panel also unanimously supported a Clause 4.6 variation for 118-124 Princes Highway, Beverley Park, and a floor space ratio variation for a mixed-use proposal at 109-117 The Avenue and 106, 106A and 108 Park Road, Hurstville.
For Oatley residents, the approval brings new housing and retail activity to Letitia Street. The minutes also note that nearby residents may be affected during construction and operation.
Applicants must satisfy the amended consent conditions before construction certificates and occupation certificates are issued.
The panel’s correction matters because the contribution is used to fund local infrastructure. The minutes do not give a revised dollar figure, but they say the amount had been miscalculated and had to be fixed at the consent stage.
The meeting also dealt with detailed construction and compliance conditions across the evening’s approvals, including requirements tied to traffic, stormwater, acoustics, contamination, fire safety and occupation certificates.
For the Hurstville site, the consent includes a site validation report and site audit statement to confirm remediation and land suitability before the first construction certificate documents are finalised.
For Beverley Park, the panel supported the height and floor space ratio variation subject to amended conditions. The reasons recorded in the minutes said the development was permissible and would not cause unreasonable environmental or amenity impacts.
