53-room co-living development approved for Kerrs Road, Lidcombe

A six-storey co-living development with 53 rooms and basement car parking has been approved for 14 Kerrs Road, Lidcombe, adding a multi-storey housing project to the site of existing structures.

Cumberland Local Planning Panel approved Development Application DA2026/0221 for the demolition of the existing structures and construction of the development, subject to conditions. The approval was unanimous, with Michael File, Kerry Kyriacou, Kevin Hoffman and Firas Shawash voting for it and no votes against.

The panel supported variations to the minimum lot-size standard under the State Environmental Planning Policy (Housing) 2021 and the building-height standard under the Cumberland Local Environmental Plan 2021. It accepted that complying with those standards was unreasonable and unnecessary in the circumstances and that sufficient environmental planning grounds supported the variations.

Written submissions about the Lidcombe application were considered. The panel found that the matters raised had either been addressed through the design or did not warrant refusal. Subject to the conditions, it also found the proposal would not have unreasonable impacts on neighbouring properties or the locality.

The approved project will add 53 co-living rooms in Lidcombe. The approval does not identify a builder, contractor or supplier, and does not set a construction timetable or project value.

People who lodged submissions are to be notified of the determination. The development will proceed under the conditions of consent, which apply during detailed design, construction and ongoing operation where relevant. Final consent conditions and approved documentation are to be made available after determination, subject to Cumberland Council procedures.
