Public can comment on proposed $228,000-a-year Mount Claremont depot lease

Diamond Hire Pty Ltd has been named as the proposed tenant for a five-year depot lease at 11 John XXIII Avenue, Mount Claremont, with annual rent of $228,000 plus GST.
The City of Vincent approved public notice and submissions for the lease, which would cover about 600 square metres of warehouse space and 5,000 square metres of hardstand. The proposed use is storage and office space.
The arrangement would include one five-year option. Rent would be reviewed against the consumer price index on 1 July each year, with the first increase scheduled for 1 July 2028. A market rent review would take place six to nine months before the option term began.
Diamond Hire would receive two months’ net rent free from the lease commencement date. The lessee would be responsible for outgoings, repairs and maintenance, and would need public liability insurance of at least $20 million, or a higher amount required by the City.
The proposal also requires final approval from the Minister for Lands for the lease and any later assignment, sublease or licence. The City could continue storing the Globe Artwork on part of the hardstand, with the artist and the artist’s employees and agents retaining full access to that area.
The lease would include an indemnity from the lessee to the City and the Minister for Lands for use and occupation of the premises. The lessor would remain responsible for structural repairs at its discretion. During the option term, a redevelopment clause would allow termination with 24 months’ notice.
Public notice and submissions will be carried out under section 3.58(3) of the Local Government Act 1995. The extract does not specify when advertising will start or how long submissions will remain open.
