Residential community approved for 239 Wises Road, Buderim

Sunshine Coast Council has approved a preliminary development application and associated earthworks for a residential community at the Buderim site, with a possible future special charge flagged for landscaping maintenance.

A residential community at 239 Wises Road, Buderim, has been approved by Sunshine Coast Council, which backed both the main development application and associated operational works for bulk earthworks.

At its 26 February ordinary meeting, council approved application MCU22/0221 for a preliminary approval for a material change of use, including a variation request to the Sunshine Coast Planning Scheme 2014, as well as application OPW22/0354 for operational work. The resolution was carried unanimously after an amendment added conditions including raised zebra crossings on Sunshine Cove Way and detailed design requirements for public local parks.

For Buderim residents and future owners within the development, the minutes show council also flagged the possibility of a special rate or charge on lots created by the approval. That would be considered in a future budget process and would be intended to cover costs linked to maintaining a higher than normal landscaping standard.

The approved conditions include a requirement for zebra crossings on raised platforms to replace existing refuge island crossings at several Sunshine Cove Way locations, with street lighting and related carriageway and drainage changes where needed. Council also replaced a park condition to set standards for two public local parks, including public amenities, service connections, accessible links and endemic planting.

The minutes also record that future requests for a negotiated decision notice and any requested changes to the approval are to be decided by delegated council officers where those changes would not materially affect the original outcome.

Two councillors, Mayor Rosanna Natoli and Councillor Joe Natoli, declared conflicts of interest on the item because of a submitter's past involvement in election campaigning. Council resolved that both could participate in discussion, but under the Local Government Act they were not eligible to vote and did not vote on the matter.

The approval is one of the more significant planning decisions from the February meeting, which also included Budget Review 2, the January 2026 Financial Performance Report and four petitions on local traffic and pedestrian safety issues.
