Pymble home proposal with pool and tennis court refused

A proposed two-storey home with a basement, swimming pool, cabana and tennis court at 8 Rushall Street, Pymble, has been refused unanimously by the Ku-ring-gai Local Planning Panel.

Development application EDA0225/26 sought approval to demolish the existing structures and build the dwelling, along with associated works. The panel refused development consent after considering Council’s Development Assessment Report.

The application was notified under Ku-ring-gai Council’s Community Participation Plan, with one submission received and considered as part of the determination.

The panel acted in its role exercising Ku-ring-gai Council’s functions as the consent authority under section 4.16 of the Environment Planning and Assessment Act 1979.

The refusal covers the proposal in its submitted form, including the house, basement, pool, cabana, tennis court and associated site works.

The Rushall Street application was one of four residential development applications refused by the panel on 31 August 2026.

At 3-5 Memorial Avenue, St Ives, the panel rejected an application for a six-storey residential flat building containing 33 units, basement parking and associated works. Eight submissions were considered.

The panel also refused a dwelling proposal involving tree removal, landscaping and stormwater works at 97 Babbage Road, Roseville Chase. Ten submissions were considered for that application.

At 33B and 35 Clissold Road, Wahroonga, the panel approved changes to the internal and external design of an existing consent for 13 independent living units. The approval included modified conditions, including a change to Condition 21(ii) replacing drawing Issue R with Issue W. Eleven submissions were considered.

Community member Ian Arnott left the meeting because of a declared conflict of interest on the Wahroonga matter and did not vote on it. That decision was unanimous among the participating panel members.
